High Speed 2 (HS2)
What is High Speed 2 (HS2)?
The National High Speed Rail Strategy, which started with High Speed 1 (the route between London and the Channel Tunnel), is continuing with the proposed High Speed 2 network between London and Scotland.
The first phase of High Speed 2 is an initial London to West Midlands line, which could be operational by 2026. A second phase to Manchester and Leeds may open around 2032-33. The results of a period of consultation, were presented to Government in December 2011. They were accepted in January 2012 and construction is due to begin in 2017. Construction methods will vary and may result in potential disruption to sites near the proposed route.
Who will be affected?
The initial phase will pass through 23 local council areas and understandably people are concerned how this will affect the property value and their views. We are able to provide a report which will assist in making informed decisions during property transactions and to satisfy enquiries for residential and commercial properties in the following council areas:
Aylesbury Vale
Birmingham City Council
Camden Council
Cherwell District Council
Chiltern District Council
Coventry District Council
Islington Council
Lichfield District Council
London Borough of Brent
London Borough of Ealing
London Borough of Hammersmith and Fulham

Key differences to other HS2 Search Reports
Local Authority Searches will only provide information on properties located within a 200m radius of the proposed HS2 route and some other similar HS2 Search Reports still only extend up to 1000m in range. It is an accepted fact that properties located further away from the proposed route could still suffer from noise and vibration pollution, not to mention the disruption caused by construction work and increase in vehicles to the site.
Searches UK HS2 Search Reports answer these three essential questions:
- What is the nearest distance between the property and the rail link within a 5000m radius?
- What is the maximum speed of the train at the nearest point (this data is currently unavailable in other similar searches and could have an impact on the vibration and noise pollution experienced by property owners)?
- What is the distance to the nearest overland and below ground line location?
Suitable for Domestic and Commercial Clients, the Searches UK HS2 Search Report is an essential Search Report.
